Hiring Fractional Real Estate Advisors, LLC.

 

There is a three stage process to engage our company as developer's advocate:

  • Project Site Evaluation
  • Detailed Market Analysis & Fractional Plan
  • Detailed Business Offering

There are no two projects exactly alike and our goal is to review, design and implement the highest quality offering that is marketable and has optimum developer profitability. We must evaluate, determine product type, assess amenities, strategically position the developer in the market and then determine who our valued clients will be.

 

1) Project Site Evaluation (2 Days)

 

A Fractional Real Estate Advisor (FREA) will physically visit the project site and assess the project’s feasibility and potential to fractionalize.

Once the development has been assessed and a determination has been made to move forward, Fractional Real Estate Advisors (FREA) will offer a comprehensive business analysis, sales and marketing plan.

 

2) Detailed Market Analysis and Fractional Plan (2-3 weeks)

 

This report will detail the real estate market condition in your area for fractional real estate and whole unit sales. FREA will examine local conditions that affect the development such as competition, seasonality and local trends in the real estate market.

FREA will also recommend a business, sales and marketing plan that details our professional opinion on the types of fractions, fraction size, executive vs. private residence plan, phasing and pricing, amenities and packages, fractional usage plans, HOA and membership suggestions, suggested top fractional legal expertise, end-user financing availability and a detailed sales, marketing budget. Various projections on pricing and projected profitability according to the fractional offering implemented.

 

3) Detailed Business Offering (Ongoing)

 

After the developer has determined to move forward with FREA’s business, sales and marketing plan the following will be overseen by FREA and the developer’s project manager:

  • Unit Sizes and types
  • Evaluate Floor Plans and future phases
